How To Win More Real Estate Listings

First, let me be clear...I am not a Realtor. So what could I possibly know about how Realtors can win more listings? Well, as an experienced home stager, my business is to create and emphasize key points of differences in the homes we prepare for sale. I also work with many real estate agents in Northern Virginia, Maryland and of course Washington DC. These agents have referred to me in the past as their "secret weapon".

I believe my Realtor partners use our relationship as a way to win more listings. There are lots of stagers today. Nine years ago, when I started Preferred Staging, there were only a handful and staging was used by a few Realtors as their key differentiator. Now, staging is generally understood as beneficial to the sale of a home and most agents have a stager they work with. 

But, does your current stager actually help you win more business? Probably not.

Working with an award winning stager, however, could be a game changer. 

Consider this conversation with a potential client..."I see loads of potential in your home. With your permission, I'd like to bring in my staging partner - they have been rated top 10 in the country for the last 2 years. With their help, I really think we can create great interest when we go to market."

Now, we are hardly objective, but I have to believe that the conversation above dramatically increases the odds of your winning the listing.

Of course, if you have not figured it out by now, the nationally recognized stager is Preferred Staging.

Washington DC Area Home Stager, Monica Murphy, President of Preferred Staging, was once again named Top 10 Stager in the United States for 2017 by the Real Estate Staging Association (RESA). This year's award is in the Occupied home staging category. In 2015 and 2014 Preferred Staging was recognized as a Top Ten Home Stager in the Vacant category.

We are very grateful to be recognized for the 3rd time in 4 years! Over the nearly 10 years in business, we have built a talented group of stagers and work with some of the area's top Realtors.  Together, we make a great team and provide a fantastic product to our Washington DC area home staging clients.

RESA selects the top home stagers in the United States through a process of photo and essay submission and a blind voting system by RESA members worldwide. The Occupied category has different challenges compared to the Vacant category where the stager starts with a blank slate.  For example, in an Occupied submission, you are limited entirely to the homeowners existing furniture, and the stager can only provide accessories.  The overall goal, of course, is to use as much of the home owner's personal items as possible.

In our particular submission, the homeowners were an elderly couple in Falls Church, Virginia, so their furnishings were very traditional. It took a considerable amount of creativity to transform the home into a showcase.

The house had a contract in just 4 days at $10,000 over asking price! Actually, that's a pretty common occurrence when working with Preferred Staging. As our statistics page shows, our staged homes typically sell for much more than non-staged homes, and even a measurable increase over other professionally staged homes.
